A Short History of Greenspoint Mall
When Greenspoint opened in 1976, it was one of the biggest enclosed malls in the Houston metro, anchored by Foley’s, Dillard’s, Montgomery Ward and JCPenney. At its peak in the 1980s, it drew shoppers from the Woodlands, Spring, Humble and Aldine — the kind of Saturday crowd that made parking a sport.
The decline was slow and well-documented. Macy’s (which absorbed Foley’s) left in 2010. Dillard’s closed its Greenspoint location in 2017. By 2020, more than 60% of in-line storefronts sat empty, and foot traffic had collapsed. Unlike the Willowbrook Mall or the Woodlands Mall, Greenspoint never received a major renovation in its last 15 years. Several upgrades were announced but none were executed.
Why Did It Close?
Three forces hit Greenspoint at the same time. First, the neighborhood around it changed — crime statistics in the Greenspoint district rose sharply in the 2000s, earning the area the unflattering nickname “Gunspoint” in local media, which pushed suburban shoppers elsewhere. Second, the opening of The Woodlands Mall (1994) and Willowbrook Mall (1981, expanded heavily in the 2000s) pulled north-side traffic away. Third, the broader shift away from enclosed regional malls — the same wave that has taken down Northwest Mall and others — hit Greenspoint harder than competitors with stronger anchors.
By 2024, ownership pulled the plug. The official closure announcement cited redevelopment as the path forward.
What’s Next: Renaissance Park
The site is planned as Renaissance Park, a mixed-use development combining residential, retail, office and green space. Demolition of the enclosed mall structure is expected to run through 2026.
