First Colony Mall

First Colony Mall is Sugar Land’s main shopping center: over a million square feet, opened in 1996 as part of the First Colony master-planned community, with Dillard’s and Macy’s as anchors. Our First Colony Mall store directory lists every current store and restaurant.

It is a hybrid. The core is a conventional enclosed mall, but an outdoor section was added along one side, so you can do the air-conditioned part and then eat outside without moving the car. The enclosed and outdoor areas give visitors a different mix of shopping and dining from The Galleria.

In June 2026 the mall opened a new candy-themed outdoor play area, funded in part by Sugar Land’s Commercial Revitalization Grant (Community Impact).

Conveniently located at the intersection of U.S. Highway 59 and State Highway 6, approximately 22 miles from Downtown Houston.

• From I-69/US-59 Southbound: Take Exit 108 toward Sugar Land Arpt/TX-6.
• From I-69/US-59 Northbound: Take Exit 109 toward Sugar Land Arpt/TX-6.

US-59 is a major commuter freeway that can experience heavy traffic, especially during morning and evening rush hours. For the most relaxed trip, plan your visit during off-peak hours, such as mid-mornings on weekdays. Weekends can also be busy, so arriving earlier in the day is recommended to avoid crowds.

Parking

Ample free parking is available in the lots surrounding the mall. You’ll find ample parking in the numerous surface lots surrounding the entire mall. For covered parking, the garages attached to Dillard’s and Macy’s are excellent options, protecting your car from the Texas sun.

To minimize walking, try parking in the lot closest to the anchor store or entrance you plan to visit first. If your first stop is the Apple store, for example, park near the Barnes & Noble entrance.

EV Charging

Electric vehicle charging stations are available for shoppers. You can find them in the Macy’s parking lot, near Dick’s Sporting Goods, and in the Lifestyle area near the outdoor restaurants.

Revitalization and New Play Area

First Colony Mall was the first recipient of Sugar Land’s Commercial Revitalization Grant, a grant of up to $72,000 from the Sugar Land 4B Corporation for outdoor improvements. The main result, a candy-themed outdoor play area, opened in June 2026, a nod to Sugar Land’s name. Extra seating and picnic tables were part of the same plan.

Other recent arrivals on the official directory include Warby Parker, Fabletics, Johnston & Murphy and Japanese resale store 2nd Street (September 2026).
